Your floor remembers everything.

Every footstep. Every Christmas morning. Every move-in day, every spilled glass, every dog that grew old on it. Twenty years of life is buried under that old finish — and it's still there, waiting.

We bring it back.

Twenty years sanding hardwood in Chicago and the suburbs. NWFA certified. Zero shortcuts. The same floor that's been holding up your house for forty years is going to feel new again — and your house is going to feel new with it.

The feeling

There's a moment we see on almost every job.

The homeowner walks back into the room after the last coat has dried. They stop in the doorway. They breathe in — and the room smells like wood again, not like the last forty years of someone else's life. Light comes off the floor different. The whole room feels lighter. The whole house feels lighter.

That's what we actually do. The floor is just where it starts.

A clean, refinished floor brings something into a home that's hard to put words to — a fresh start. Less weight. Better air. A vibe shift. We've watched it happen hundreds of times. The homeowner starts walking through their own house slower. They start thinking about the couch they'd put in the corner now, the table they'd finally buy. The house is alive again, and they're alive in it.

We can't fix everything that's stressing you out. But we can take one heavy, tired, scratched-up thing in your house and make it feel new — and we've seen what that does to a home.

Before we get there

The floors we work with rarely come in pretty.

Black spots from old water damage. Pet stains soaked deep into the grain. Nails the previous guy shot straight into the face of the wood. Patches where someone over-sanded a spot and gave up. Forty-year-old finish gone gray and tired. That's our normal Monday.

The worse it looks when we walk in, the better the after. Every floor we've ever touched — no matter how bad — has come back. Sometimes with a dark stain to bring everything into harmony. Sometimes with a custom blend we mix on your floor, in your light, until you say yes. Always with three coats of premium finish. Always with the trim painted clean and a house that smells like wood again.

In your home

What it feels like to have us in your home.

We know what most people are afraid of when they call a flooring contractor. Dust everywhere. Furniture in the wrong place. Strangers in the house for two weeks. Surprise charges at the end. A floor that doesn't match what they imagined.

So here's how we work — and why most of our customers tell us afterward that the experience was easier than they thought.

01 Your home gets protected first.

Before any sanding starts, your home gets protected. Plastic over the cabinets. Furniture covered or moved with care. Doorways sealed to keep the dust where the work is. On heavier projects we'll cover the walls too. Your home is a job site for a few days — but a job site we treat like our own house.

02 You see the stain on YOUR floor before we commit.

Old wood absorbs color differently than fresh wood. So we test the stain on your actual floor, in your actual light, and you say yes before we go further. No surprises.

03 We talk through everything in plain English.

Water-based or oil-based finish. Matte, satin, semi-gloss. We explain it like you're a friend, not a sale.

04 We leave it cleaner than we found it.

When we leave, your house is cleaner than when we arrived. Furniture back. Plastic gone. Floor walked through with you, finish explained, warranty card in hand.

Typical timeline: three to five days, start to finish — Monday to Friday on most jobs.
Then we leave, and your house gets to exhale.

Straight talk

What we tell you before you sign anything.

We'd rather lose the job than surprise you. So before any money changes hands, here's what we tell every homeowner:

That's the conversation we have at the kitchen table, before you ever sign anything. We say it now because trust is the only thing that makes this kind of work feel calm instead of stressful.

If you've been putting off your floors because every contractor sounds the same — call me. Different conversation.

Questions, answered

The things homeowners ask first.

How long will my house smell after you're done?

With our water-based finishes, the odor is mostly gone within 24 hours. With oil-based, three to five days. We'll talk you through the trade-off before you choose.

Will I need to leave my house during the project?

Most homeowners arrange to stay somewhere else for the sanding and finishing days. The machines are loud, the dust gets controlled but it's still a working site, and once a coat of finish goes down, no one walks on that floor until it's dry. If you have a basement apartment, a second floor we're not touching, or somewhere to spend a few days, we'll plan around it. We'll talk through what works for your home on the free in-home visit.

How much will my project cost?

Most first-floor refinish projects in Chicago run $5,500 to $7,500. The visit is free. The quote is fixed. No surprises.

How soon can you start?

Usually 2 to 4 weeks out. We don't double-book and we don't rush jobs. When we're on your floor, we're on YOUR floor.

What if my floor's been sanded too many times already?

We'll tell you on the estimate. If the wood's too thin to sand again, we'll walk through your options honestly — screen-and-recoat, LVP, or a new hardwood install. We don't sell you something that won't work.

A free in-home visit. An honest answer. No pressure.
