Before any sanding starts, your home gets protected. Plastic over the cabinets. Furniture covered or moved with care. Doorways sealed to keep the dust where the work is. On heavier projects we'll cover the walls too. Your home is a job site for a few days — but a job site we treat like our own house.
Old wood absorbs color differently than fresh wood. So we test the stain on your actual floor, in your actual light, and you say yes before we go further. No surprises.

With our water-based finishes, the odor is mostly gone within 24 hours. With oil-based, three to five days. We'll talk you through the trade-off before you choose.
Most homeowners arrange to stay somewhere else for the sanding and finishing days. The machines are loud, the dust gets controlled but it's still a working site, and once a coat of finish goes down, no one walks on that floor until it's dry. If you have a basement apartment, a second floor we're not touching, or somewhere to spend a few days, we'll plan around it. We'll talk through what works for your home on the free in-home visit.
Most first-floor refinish projects in Chicago run $5,500 to $7,500. The visit is free. The quote is fixed. No surprises.
Usually 2 to 4 weeks out. We don't double-book and we don't rush jobs. When we're on your floor, we're on YOUR floor.
We'll tell you on the estimate. If the wood's too thin to sand again, we'll walk through your options honestly — screen-and-recoat, LVP, or a new hardwood install. We don't sell you something that won't work.
